A new luxury boutique resort is planned for Antigua’s Pearns Point development, with renowned hotelier Daniel Shamoon joining forces with Dutch entrepreneur Albert Hartog on the project.

The resort will form part of the 160-acre Pearns Point development on Antigua’s western peninsula and will combine hotel accommodation with luxury villas for sale.

Plans call for 20 single-storey suites and 20 two-bedroom villas, all designed to take advantage of views over the Caribbean Sea. A further 36 three- and four-bedroom villas will be available for purchase, with prices ranging from US$3 million to US$6 million.

Shamoon is co-owner of Luxury Hotel Partners and Small Luxury Hotels of the World and has spent more than three decades developing luxury hospitality properties.

Hartog, through his company Orange Limited, has led the development of Pearns Point since its inception.

The new resort is expected to include a range of amenities available to both guests and property owners, including a beach club accessible by boat and a signature restaurant supplied by an organic farm.

The development will also feature a racquet club, ocean-view spa and fitness centre, as well as a dedicated watersports hub.

The partners said the resort will be designed around the natural landscape, while accommodating public access to the beaches and maintaining privacy for residents and guests.

“I’m thrilled to partner with Albert Hartog to create a resort that feels deeply connected to Antigua’s rich island culture, extraordinary beauty and vibrant spirit,” Shamoon said.

“Our vision is to create a thoughtful destination that complements the existing Pearns Point community through timeless design, genuine hospitality and an authentic sense of place.”

Pearns Point currently offers beachfront, oceanfront and elevated residential lots starting at US$2 million. Turnkey residences start at US$4 million, while completed homes are available from US$20 million.

The development has already recorded 26 lot sales worth a combined US$50 million, according to the partners.

Orange Limited and Shamoon also plan to develop two signature residences designed by James Hamilton Architects as part of the project.

Hartog said the resort would add a new dimension to Pearns Point while strengthening its appeal to international buyers.

“Pearns Point was conceived as one of the Caribbean’s finest low-density residential communities, combining privacy, natural beauty and long-term quality,” he said.

“The partnership with Daniel Shamoon represents an important next step in that vision.”

Pearns Point is located just outside Jolly Harbour on Antigua’s west coast and is approximately 35 minutes from V.C. Bird International Airport.
